Hornberger Property Management Residential Qualification Criteria

I. Rental History:

a. You must be able to provide the past two rental units you have lived in.

b. Valid rental history is a written lease or month-to-month agreement

c. If rental history is less than 12 months, then a qualified cosigner will be required.

3 Late payments and/or 1 NSF checks within 12 months will be reason for denial.

II. Credit History:

a. Credit Score of 600 or higher is required on all applicants.

b. 2 or more collection accounts on your credit report will be reason for automatic denial.

III. Employment:

a. 12 months with current employer or previous employment in same field of work

b. 2 current pay stubs with present employer is a must.

IV. Income:

a. Monthly verifiable income must be equal to 2.5 to 3 times the rental amount.

V. Cosigner Qualification Criteria:

a. A cosigner will be approved if all the qualifications below are met. If cosigner does not meet any 1 of the following criteria then the cosigner will not qualify.

i. Rental: 1 year of valid and verifiable rental or mortgage history with no late payments.

ii. Credit: At least 4 accounts in good standing for 1 year with less than $100 in derogatory credit. Any bankruptcy (open and/or discharged) will result in denial.

iii. Employment: 12 months with current employer or previous employment in same field of work.

iv. Income: 3 times the rental amount of the unit in verifiable, garnish able income.

VI. Grounds For Denial Will Result From The Following On All Applicants:

a. Verified unpaid eviction showing on credit report or confirmed with Landlord

b. Credit score below 600

c. 2 or more collection accounts reported on your credit history.

d. 4 or more late payments and/or 3 or more NSF checks and/or any noise complaint or lease violation within 12 months

e. Unverifiable social security number

f. Falsification of any information on your rental application

g. Breaking lease agreement that will result in collection filing

h. Any criminal convictions resulting in damage or harm to any person or property.

• Any criminal conviction which results in a registered sex offender requirement and/or any current sex offender registry requirement

• If you or other applicants have a criminal history within the past 7 years. A criminal records search will be performed for felony and misdemeanor offenses. All felony and misdemeanor offenses must be disclosed on the rental application. 

Attached Required Files:

1. You will need to attach a copy of a valid driver’s license or Identification card.

2. You must upload a copy of your current paystubs (2 most recent)

3. If you have a comfort / service animal, you must provide letter designating the animal as a comfort/service animal. AND you must provide a clear and full body photo of the animal. You must attach a picture of each animal service or not service animal.

4. If you have any Section 8 vouchers or DSHS Letters, please upload those in the appropriate fields.
